Grading & Drainage Plans

A grading plan shows how ground elevations will change around a building, driveway, or other improvement. A drainage plan shows where rain and snowmelt will flow. Calicore designs both together for permitting and construction.

Service overview

What this service involves

Calicore prepares site-specific grading documents for residential and light-development projects, including pad elevations, slopes, drainage paths, earthwork concepts, erosion-control details, and coordination with the building and septic layout.

Local terrain, snowmelt, desert runoff, access, existing improvements, and county submittal requirements are addressed early so the plan works as one site—not disconnected disciplines.

Step by step

How the process works

The exact scope is matched to the project, but a typical assignment follows these steps.

  1. 01

    Confirm the permit requirements

We identify the reviewing jurisdiction, whether a separate grading permit is expected, and which calculations or supporting reports may be required.

  2. 02

    Build the existing-condition base

Suitable topographic and parcel information is assembled before proposed elevations are designed.

  3. 03

    Coordinate the whole site

The building pad, finished floor, driveway, slopes, drainage paths, utilities, septic area, and retaining features are considered together.

  4. 04

    Prepare and revise the plans

We issue the grading and drainage documents, support review, and update the civil design when agency comments or project changes require it.

Review criteria

What the city or county generally reviews

A grading plan must show how the site will be changed and where runoff will go without creating an unaddressed impact on roads, structures, neighboring property, or wastewater areas.

Requirements vary by city, county, special district, parcel, and project type. Calicore confirms the current requirements with the reviewing agency before finalizing the scope.

Frequently asked

Grading & Drainage Plans questions

Do I need a topographic map before grading design?+

Usually. The design needs reliable existing elevations and site features. Calicore can collect design-level topographic data or coordinate a licensed land survey when boundary work is required.

Can grading and septic be coordinated together?+

Yes. Coordinating the building pad, drainage, access, test locations, and OWTS area early is often the most efficient approach.
