Big River properties can have very different site-planning needs depending on their elevation and position relative to the river and surrounding terraces. Calicore reviews the intended improvements with available topographic and parcel information, identifying the drainage connections and service questions that need resolution before the building footprint or grading limits are fixed.
Civil services can combine a site plan, grading and drainage, driveway layout, and water or wastewater coordination. On river-area properties, the project team may also need flood, groundwater, ownership, or land-status information to establish the design path. Calicore coordinates the civil scope with the applicable review agencies and service providers using the actual parcel, rather than treating the community name as proof of jurisdiction or utility service.
