Phelan’s dispersed properties sit on the desert apron north of the San Gabriel Mountains. The civil scope often begins with an access route and a proposed building area on a much larger parcel. Surface runoff, the water-service route, existing improvements, and wastewater layout should shape that initial concept so the site works as a complete property.
Calicore develops the civil plans around the owner’s intended use, whether that is a home, shop, ADU, or barndominium. Services can include design-level topographic information, grading and drainage, driveway planning, percolation testing, and septic design. County submittals and civil plan-check responses are coordinated with the building designer and other professionals responsible for the rest of the permit package.
