On a built-out Montclair parcel, the important civil decisions are often at the edges of the project: how an addition meets existing grades, where paving drains, how a driveway connects to the street, and whether utility work conflicts with the proposed footprint. Reusing an older site requires understanding those conditions before drawing new improvements over them.
